Metropolitan District General Explanation

Riverdale Peaks II Metropolitan District (the “District”) is a Title 32 Special District that has been established for the purpose of financing and installing water, sanitation, street, safety protection, park and recreation, transportation, television relay and translation, and mosquito control improvements of the District; and all other improvements or services permitted by Article 1, Title 32, C.R.S. (collectively, the “Public Improvements and Services”), except as specifically limited by the Service Plan for the District approved by Adams County on June 3, 2002, as it may be amended from time to time (the “Service Plan”).

The Public Improvements and Services are for the use and benefit of the residents and taxpayers of the District. The District is located in Adams County, Colorado. The District is a quasi-municipal political subdivision of the State of Colorado authorized to provide specialized services that Adams County does not provide.

The District may incur a maximum debt of $5,887,500. The District may impose a mill levy on taxable property within its boundaries, and may also use various other revenue sources authorized by law, including fees, to repay such debt.

The District may assess a maximum mill levy of 50 mills, as adjusted after June 3, 2002, to repay such debt. 

The District must file an Annual Report to the Adams County Clerk & Recorder.

The District’s boundaries overlap with the boundaries of Adams County; North Metro Fire Rescue District FKA FD1; Rangeview Library District; Regional Transportation District; Brighton School District No. 27-J; Urban Drainage and Flood Control District; and Urban Drainage South Platte.

The following process is in place for matters of an emergent nature, which is defined as matters that are urgent and require prompt attention which cannot wait until regular business hours due to the potential to affect the health, safety, and welfare of the residents and property owners in the District or the integrity of the public improvements owned, operated, and/or maintained by the District. Matters of an emergent nature do NOT include emergencies, which should be directed to the appropriate emergency personnel by contacting 9-1-1, or matters which can wait until regular business hours, which should be addressed via any of the methods available on the "Contact Us" page:
